{"id":41475,"date":"2026-05-25T17:24:33","date_gmt":"2026-05-25T17:24:33","guid":{"rendered":"https:\/\/basinga.org.uk\/wp\/?page_id=41475"},"modified":"2026-05-25T17:24:33","modified_gmt":"2026-05-25T17:24:33","slug":"renters-rights-act","status":"publish","type":"page","link":"https:\/\/basinga.org.uk\/wp\/renters-rights-act\/","title":{"rendered":"CAB Basingstoke &#8211; Renter&#8217;s Rights Act"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-27103 aligncenter\" src=\"https:\/\/basinga.org.uk\/wp\/wp-content\/uploads\/2022\/05\/CAB-Logo.png\" alt=\"CAB Logo\" width=\"189\" height=\"92\"><\/p>\n<h1 align=\"justify\">What does the Renters\u2019 Rights Act mean for you?<\/h1>\n<p>Citizens Advice Basingstoke is an independent charity providing free, confidential and impartial advice for local people.<\/p>\n<p>Here, we look at the Renters\u2019 Rights Act, which came into effect on 1<sup>st<\/sup> May 2026, bringing some big changes for renters in England, including:<\/p>\n<ul>\n<li>You can\u2019t be refused by a landlord or letting agent because you have children or receive welfare benefits.<\/li>\n<li>You won\u2019t have to enter a bidding war. Landlords can only advertise a fixed price and cannot accept higher than what they advertised for.<\/li>\n<li>You won\u2019t have to pay more in advance. Landlords can only charge one month or four weeks\u2019 rent before you move in.<\/li>\n<li>Your landlord will only be able to evict you if they have a reason, called a \u2018ground\u2019, e.g. if you have rent arrears, cause a nuisance to your neighbours or if they want to sell the property or live in it.<\/li>\n<\/ul>\n<p>You can find out more about preparing to rent from a private landlord on the Citizens Advice website: <a href=\"http:\/\/www.citizensadvice.org.uk\/housing\/starting-to-rent-from-a-private-landlord\/preparing-to-rent-from-a-private-landlord\/\" class=\"external\" rel=\"nofollow\" target=\"_blank\">www.citizensadvice.org.uk\/housing\/starting-to-rent-from-a-private-landlord\/preparing-to-rent-from-a-private-landlord\/<\/a><\/p>\n<p>If you are in need of advice, whatever your enquiry involves, please call our Advice Line free on&nbsp;0808 2787829.
